Chicago's The Gap Community Real Estate

The Gap community is on Chicago's Near South Side and has a population of approximately 3,511. It is a section of the larger Bronzeville neighborhood of Chicago, that once was a mecca for African American literature, entrepreneurship and jazz and blues, and where Louis Armstrong, Duke Ellington, Nat King Cole and many others once performed. The community is located about three miles south of downtown Chicago and just east of U.S. Cellular Field, home of the Chicago White Sox baseball team. It is bounded by 31st Street, 35th Street, Michigan Avenue, and Martin Luther King Drive.

Another prominent landmark in the neighborhood is the Illinois Institute of Technology (IIT), which comprises about ten city blocks. A private university with programs in engineering, science, psychology, architecture, business communications, journalism, design, and the law, IIT features more than one-dozen buildings designed by famed architect Mies Van der Rohe, who headed the school's school of architecture from 1938-1958.

Still another well-known institution in the community was the Pilgrim Baptist Church, which was first used as a synagogue. Designed in 1890 by famed Chicago architects Adler and Sullivan, and considered the birthplace of gospel music where many prominent musicians performed, the historic building on South Indiana Avenue was located in the heart of the Bronzeville neighborhood. Unfortunately, Pilgrim Baptist Church burned down on January 6, 2006, in the midst of an extensive rehabilitation project.

Prices for residential real estate are much lower in the Gap community than in many other Chicago neighborhoods. In recent years, there has been an increased interest in the region as numerous public housing buildings have been torn down. In addition, many of the large, vintage mansions in the area have undergone rehab work. Ten new single-family homes, starting at $250,000, have been constructed on the 4900 block of South Champlain Avenue. In addition, Michigan Place townhomes and condominiums have been built at 3115 South Michigan Avenue near the Illinois Institute of Technology campus. Designed primarily for IIT faculty and staff, the development features one, two and three-bedroom condominiums, and two, three and four-bedroom townhomes.
